As a new tenant there are a few things you’ll need to submit in regards to your build out and signage. Please carefully read the sections below before submitting your plan sets and signage proposals for standards and details needed for approval.
Buildout Requirements
Please review the following for the requirement of your buildout submittal to Polias for its review and approval before your buildout can begin.
Buildout Timeline and Notes:
Prior to beginning your buildout you will need to get Landlord approval of your buildout plan sets. Below are the items that must be submitted for review and approval from Polias.
Items listed below may be sent to.
Polias requires 2 weeks* for review of you plans and return of comments or required changes. Tenants should allow for up to one month of comments and coordination depending on the complexity of your buildout.
*Your lease may further stipulate these timeframes.
Required Buildout Plans & Documents
Plan sheets including the following:
- Timeline of project including permitting and final installation
- Buildout plans as you intend to submit to the county
Interior Design Presentation for Materials and Fixturing
Plan sheets including the following:
Interior set should include images of all fixtures, furniture, and materials called out on plan set. This document should also show planview and backgrounds or elevation illustrations as well as custom fixture callouts.
Signage Guidelines
Please review and pass the following information along to your chosen sign company.
Tenant Obligations:
- Coming Soon window signage during buildout at time of space hand over (see signage guide for design and spec standards)
- Primary building signage by open of business
- Monument panel(s) if allowed in lease in approved locations. (see signage guide for design and spec standards)
- Blade Signage if allowed in lease and approved by landlord. (see signage guide for design and spec standards)
Timeline and Notes:
Your signage contractor needs to be hired separately from the general contractor, and should receive a copy of POLIAS Signage and Display Guidelines below.
Request signage shop drawings and provide to POLIAS for review and approval.
Signage fabrication can take up to 1 month; Ensure that shop drawings are provided to POLIAS with enough time for reviews/changes and the sign to be installed prior to construction completion and opening.
Monument Sign Panels
Plan sheets including the following:
• Timeline of project including permitting and final installation
• Dimensioned Photo or Drawing of Monument Structure(s)
• Dimensioned placement and size of signage panel(s).
• Materials size and data used and colors. (Digital prints not allowed. Must be factory-colored 3M acrylic material)
• Attachment notes and dimensions (NOTE: All methods of attachment must either be concealed from view or designed as an integrated detail of the design.)
• Lighting type and color proposed if relevant (3500K and less only)
• Fixture models and specs sheet if applicable
• Example images of previous installs if available.
Building Facade and Window Signage
Plan sheets including the following:
• Timeline of project including permitting and final installation
• Tenants must have both building main signage and projecting blade signage unless otherwise directed by landlord.
• Dimensioned Photo or Drawing of Building Elevation(s)
• Include site map diagram and sight lines if on multiple elevations.
• Dimensioned placement and size of signage.
• Materials size and data used and colors.
• Attachment notes and dimensions (NOTE: All methods of attachment must either be concealed from view or designed as an integrated detail of the design.)
• Electrical diagram and notes on wiring and box placements including conduit and color
• Lighting type and color proposed (3500K and less only)
• Fixture models and specs sheet if applicable
• Example images of previous installs if available.
